Homebuyer drain survey: is it worth £200–£400 before you exchange?

Your mortgage valuation looks at the building. A Level 2 or Level 3 home survey looks at what the surveyor can see and access. Nobody in the standard buying process puts a camera down the drains, which is exactly where a five-figure problem can sit unnoticed under a freshly paved driveway.
The gap in the buying process
RICS home surveys are inspections of visible and accessible parts of a property; underground drainage is outside what a building surveyor can physically examine, and reports typically say so, recommending a specialist drainage inspection where there are signs of trouble. The seller is under no duty to volunteer a history of blockages. So the one asset that costs £600–£2,500+ to excavate and repair when it fails is the one asset nobody has looked inside, unless the buyer commissions it.
When the £200–£400 is clearly worth spending
- Pre-1970s properties, where original clay pipework, old joints and decades of ground movement make defects genuinely common.
- Any sign of trouble: damp at low level, drain smells during the viewing, lush strips of lawn over the drain line, evidence of rat activity, patched or uneven paving over the run.
- Extended properties, where a previous owner may have built over a drain, with or without the water company agreement that should exist; see build-over agreements.
- Large trees near the drain runs, root ingress is one of the most frequent defects a camera finds.
- Insurance and negotiation. Insurers can restrict or exclude cover for damage arising from defects that existed before the policy started, and a surveyed defect found after completion is your bill. Found before exchange, it is a negotiating figure: a report showing £2,000 of repairs is the cheapest £300 of leverage in the transaction.
How it fits the timetable
- Book once your offer is accepted, alongside the main survey. Access is arranged through the estate agent like any other inspection.
- The survey itself takes a couple of hours on site; written reports typically follow within a few working days, and most firms can expedite when an exchange date is pressing.
- Take defects to your solicitor and the seller: renegotiate the price, ask for the repair to be done before exchange, or walk away knowing what you avoided.
Whether a specific lender or insurer requires a drain survey varies; most lenders do not demand one for a standard purchase, which is precisely why the risk sits with you rather than them.
